Terms and Conditions of Business

Please take the time to read our terms of business for the service you require. On booking a service we will send you a copy of the 'terms and conditions. You will be asked to sign an electronic copy before we depart your premises. 

For the purpose of our terms and conditions, Alpha Zulu Property Services Ltd will be referred to as 'we', 'our' and 'us'. 

These are Alpha Zulu Property Services Ltd term and conditions. They will tell you;

PAT TESTING

SERVICE

All portable appliance testing will be carried out in accordance with the 'Institute of Engineering and Technology' (IET) Code of Practice for In-Service and Inspection and Testing of Electrical Equipment 4th Edition. 'We' will carry all work to the highest standards. 'Our' engineer will carry out the following tests where required;

  1. Visual Inspection - Including opening of plugs

  2. Earth Continuity

  3. Earth Resistance

  4. Insulation Resistance

On completion of the tests we promise to provide you with; Pass / Fail Stickers, a comprehensive report, certificate and minor repairs as standard*

*Minor repairs is plug top and fuse replacement only. All appliances that have been failed will be retested free of charge if rectified before our engineer leaves the property.

 

YOUR REQUIREMENTS

Any previous test records are to be made available, if possible, to 'us' before testing begins.

A responsible person over the age of 18, must be present to meet the test engineer and must remain on the premises for the duration of the testing, so as to advise them of any on site safety or potential hazards.

 

IT EQUIPMENT

Systems such as servers, network switches / hubs will not be tested by 'us' without express permission from the client. In the case they can not be turned off 'we' will carry out a visual inspection only.

'We' WILL NOT shut down any IT equipment. In the case any IT equipment cant or will not be turned off, 'we' will carry out a visual inspection only.

ACCESS OF APPLIANCES

Equipment will only be tested if 'we' have access to the plugs. If the plugs are behind an unmovable object then it will not be tested. All rooms, offices and buildings must be unlocked to gain access in order to test the appliances.

'We' reserve the right to charge a 'non productive' rate (see below) if our engineer has to wait to gain access.

 

MINIMUM CHARGE

A minimum invoiced charge of £45.00 will be applied to each location, and will include the first 25 tests of appliances. After the initial tests a charge of £1.00 per item will be applied. A location is defined as a site adjacent to or within 300 metres.

 

INVOICES AND PAYMENT

All invoices will be sent via a valid email address in PDF format. Payment terms are 10 days from job completion date if the amount is above £100.00 If the amount is below £100.00 payment is to be made upon completion, unless agreed upon in writing beforehand. If after 10 days the payment has not been received we will add a late payment charge, currently at 10% of the total invoice. If the payment is still not received after 4 days, 'we' will start legal proceedings.

'We' accept the following methods of payments; BACS, Credit / Debit card payment via SumUp and cash, if agreed upon beforehand. We do not accept cheques.

 

CANCELLATION

'We' reserve the right to charge a cancellation fee of £25.00 if less than 48 hours is given. If cancelled on the day or 'our' test engineer is unable to gain access, a higher fee of £45.00 will be charged.

 

NON PRODUCTIVE RATE

If our engineer is unable to gain access and has to wait, 'we' reserve the right to charge a non productive rate currently at £7.50 per thirty minutes.

 

CERTIFICATES / TEST REPORTS

All certificates and tests reports will remain 'our' property until full payment has been received and cleared in pound sterling.

 

OUR DOCUMENTS

'Our' engineers carry a copy of their equipment calibration certificates and their insurance. This can be made available to you on request.

 

EPC (ENERGY PERFORMANCE CERTIFICATE)

SERVICE

'We' will liaise with the client to arrange access to the property on a set date and time.

The assessment is non intrusive. 'We' will not lift up carpets or floorboards. Lofts will only be inspected if safe to do so. Sealed lofts or hatches will not be opened, however a more conclusive assessment may be achieved if these areas are accessible.

The assessor will be at your property for approximately 60 minutes, depending on the complexity of the property. Please be aware this time may increase on larger or more complex properties.

'We' will not be able to include any improvement work that can not be 'measured', unless there is physical paperwork to prove this. Nor will we be able to include any future improvement work you intend to make.

CERTIFICATE

On completion of the assessment and payment of invoice 'we' will email the EPC electronically to a valid email address, in PDF format. If a 'hard copy' is requested, a nominal fee of £6.00 will be charged. If a 'hard copy' is required please make us aware at time of booking.

The EPC certificate will remain 'our' property until full payment has been received.

INVOICE AND PAYMENT

All invoices will be sent via email in PDF format. Payment is to be made upon completion of assessment, unless agreed upon in writing beforehand.

Alpha Zulu Property Services accepts the following methods of payments; BACS, Credit / Debit card payment via SumUp and cash, if agreed upon beforehand. We do not accept cheques.

YOUR REQUIREMENTS

The client is to ensure that the premises are free from any foreseen health and safety concerns and are to take appropriate action to minimize the risk. This includes but not limited to; Sharps (needles, knives) broken glass, animals (dogs, cats or any other animals that may sting or bite).

The client is to ensure that it is possible to inspect all boilers, hot water cylinders or heating appliances as this is extremely important to the final result.

INVOICE AND PAYMENT

All invoices will be sent via email in PDF format. Payment terms are 10 days from job completion date if the amount is above £100.00 If the amount is below £100.00 payment is to be made upon completion, unless agreed upon in writing beforehand. If after 10 days the payment has not been received we will add a late payment charge, currently at 10% of the total invoice. If the payment is still not received after 4 days, 'we' will start legal proceedings.

'We' accept the following methods of payments; BACS, Credit / Debit card payment via SumUp and cash, if agreed upon beforehand. We do not accept cheques.

FIRE EXTINGUISHER SERVICES

SERVICE

'We' will carry out routine inspections of your extinguishers at intervals specified in accompanying documentation. 

All inspections will be carried out in accordance with the current relevant British Standard. 

'We' will require access to all areas where you have extinguishers requiring servicing within a reasonable timescale. Please refer to 'our' non productive rate. 

'We' require you or someone with suitable authority over the age of 18 to be on the premises at all times to sign for work and to authorize any additional works and associated costs where applicable.

CONDEMNED EXTINGUISHERS

During 'our' inspection' our engineer may determine your fire extinguishers are unservicable and will require replacing. These will be 'condemned' during the visit, marked with; Corrective Action Required (C.A.R) stickers and are not to be used.

'We' will provide either a verbal or written quotation for the condemned extinguishers to be replaced. 'We' may not be able to replace the condemned equipment the same working day. Please refer to material collection.

SPARE PARTS AND EXCLUSIONS

During the fire extinguisher servicing 'our' engineer will replace the following; O rings, tamper tags. The following are not included in basic spare parts; C02 horns, bracket fitting and fire extinguisher identification signs, where applicable.

DOMESTIC ELECTRICAL SERVICES​​

SERVICE

'We' will carry out all work to the relevant British standard, currently BS7671:2018 ( 18th Edition).

'We' will provide a quotation in writing for the work that is to be completed, and this will include the cost of labour and parts.

EMERGENCY CALL OUT

'We do not offer an emergency call out service.

CERTIFICATION AND NOTIFIABLE WORKS

'We' are currently unable to sign off our own work so are unable to carry out notifiable jobs, unless 'we' contact the councils building control department, this will however incur an extra cost, which is set by the council. 

Notifiable works are; the installation of a new circuit, the replacement of a consumer unit / distribution board and any addition or alteration to an existing circuit in a special location.

NON NOTIFIABLE WORKS

All other work is considered non-notifiable, namely additions and alterations to existing installations outside special locations, maintenance, replacement and repair work.

SPECIAL LOCATIONS

A special location means is a room containing a bath or shower, the space surrounding a bath tap or showerhead where the space extends vertically from the finished floor level to a height of 2.25 metres or the position of the showerhead where it is attached to a wall or ceiling at a height higher than 2.25 metres from that level or horizontally where there is a bathtub or shower tray, from the edge of the bath tub or shower tray to a distance of 0.6 metres. Or where there is no bath tub or shower tray from the centre point of the shower head where it is attached to the wall or ceiling to a distance of 1.2 metres.

MATERIAL COLLECTION

LIABILITY

'We' will only be liable for rectifying work carried out by 'us'. 'We' will not be held responsible for any ensuing damage or claims resulting from other work overlooked or subsequently requested and not undertaken at the time.

'We' will not be held liable or responsible for any damage or defect resulting from work not fully guaranteed, or where recommended work has not been carried out.
